Know your rights

  • Equal Housing Opportunity
Title VIII of the Civil Rights Act of 1968 (Fair Housing Act), as amended, prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents of legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability).

  • Fair Lending
The Fair Housing Act makes it unlawful to engage in the following practices based on race, color, national origin, religion, sex, familial status or handicap (disability):

    • Refuse to make a mortgage loan

      • Refuse to provide information regarding loans

      • Impose different terms or conditions on a loan, such as different interest rates, points, or fees

      • Discriminate in appraising property

      • Refuse to purchase a loan or set different terms or conditions for purchasing a loan

First Time Home Buyer Programs and Resources:

    • EPA - Lead Based Paint Disclosure Program
Recognizing that families have a right to know about lead-based paint and potential lead hazards in their homes, Congress directed EPA and HUD to work together to develop disclosure requirements for sales and leases of older housing. These requirements became effective in 1996.

    • Freddie Mac
Freddie Mac makes housing finance more accessible and affordable for millions of families across America. We help families to buy their own homes and enjoy quality and affordable rental housing.

    • Fannie Mae
      Fannie Mae p
rovidies financial products and services that make it possible for low-, moderate-, and middle-income families to buy homes of their own. Since Fannie Mae began in 1968 we have helped more than 63 million families achieve the American Dream of homeownership.

    • HUD's Buyer Kit
You can save yourself a lot of wheel-spinning if you take a minute to figure out how much mortgage you can afford. Generally, a lender will want your monthly mortgage payment to total no more than 29% of your monthly gross income (that's your monthly income before taxes and other paycheck deductions are taken out.) You also need to consider current loan interest rates. The lower the interest rate, the more expensive the home you'll be able to afford. Follow our tips and use these simple calculators to see how much you can afford in a mortgage payment.

    • VA Loan
The more you know about our home loan program, the more you will realize how little "red tape" there really is in getting a VA loan. These loans are often made without any down payment at all. Aside from the veteran's certificate of eligibility and the fact that the appraiser is assigned by VA, the application process is not much different than any other type of mortgage loan. And if the lender is approved for automatic processing and the Lender Appraisal Processing Program (LAPP), as more and more lenders are now, a buyer's loan can be processed and closed by the lender without waiting for VA's approval of the credit application or for VA to review the appraisal.

Thank you and we look forward to working for you!
